We also focus on purchasing short sale single family housing, adding value, and flipping them for large profits.

That depends on the vehicle you decide to invest in. Each deal is different and your investment can be tied up either shorter- or longer-term.

An accredited investor is an individual who meets the guidelines and requirements of income and net worth based on securities and exchange commissions (SEC) regulations. This is so that the SEC can ensure proper protection for all investors.
To be an accredited investor, you must satisfy at least one of the following:
1. Have an annual income of $200,000, or $300,000 for joint income, for each of the last two years, with expectations of earning the same or higher income this year.
2. Have a net worth exceeding $1 million, not counting your primary home.

There are several options for types of entities/accounts you can use when investing in our funds. You can invest as an Individual, Jointly, through an LLC (Limited Liability Company), Corporation, Partnership, Retirement Plan/401K, or a Trust.

Investor funds are used for the total acquisition cost of the property. This includes but is not limited to the down payment for the actual purchase of the property, acquisition fees, legal and transaction costs, capital improvements, and reserves.

Absolutely! Investors are allowed to visit the property before investing and during the life of the project. If you give us a heads up we can make someone is there to show you around and answer any questions.

Typically, the funds are held in an escrow account in the name of the newly-created LLC for the deal until the property is officially closed on. Funds can be wired or sent by check.

Typically, the minimum investment into one of our deals is $25,000.

Every deal is different. Typically, investors are paid out from the cash flow of the deal either quarterly or monthly.
